Q: I am experiencing an emergency what do I do?
A: An emergency would be defined as a break that is potentially harmful to the residence if it is not repaired or one that is causing additional property damage beyond the initial break. If this is the case, please call 925.363.5328 immediately to report your issue. If no one is available to take your call, please leave a message and we will return you call ASAP. -
Q: How do I submit routine maintenance request?
A: Your problem can be an easy fix. Before contacting us, please check out some of our helpful maintenance tips for quick solutions. If you have a bigger problem, submit a maintenance request through the tenant portal. Please provide us much detail as possible for fastest service. Q: You are sending out a repair person - are you going to let them into my home?
A: In most cases we won't be going out unless the repair/improvement is a big job. On minor repairs the repair person will schedule with you. -
Q: Do you allow pets in your homes?
A: In most cases we do subject to a pet agreement and a pet deposit. -

A: With our online Tenant Portal, you can:- View your account balance, charges, and payments.
- Pay your rent online, safely and securely.

Q: We want to renew our lease. What do we need to do?
A: Contact us first. If it fits the owner's plans and you have proven to be a reliable tenant we'll coordinate the new lease. -
Q: We want to end our lease early. What are the penalties?
A: You are responsible for the terms of your lease. If you are on a fixed lease you may be liable for the full rent owed. We try to work with you in finding a replacement tenant but there will be advertising and vacancy costs. Please call us so that we can begin the search for a replacement tenant to release you from your lease. You will be charged a lease set up fee equal to one month rent, advertising costs and rent until the unit has been rented. On a month-to-month lease you need to give us 30 days written notice prior to vacating. -
Q: We have lots of bugs - what do we do?
A: If you've just moved in call us and we'll discuss remedies. If you've been in the unit for a while, then you are responsible for pest control. We strongly recommend COMBAT for Ants & Roaches. You can also use various roach motels, bait traps, and the fumigators available at the local stores. -
Q: We're getting ready to move - do we need to do anything special?
A: Yes. You need to complete a "resident's notice of intent to vacate form". Once you complete this form and turn it into us, we will mail you a letter detailing your move out requirements.
